Garage and Workshop Floors: Epoxy, Polyurethane, Resin Stone or Sealed Concrete?

A garage or workshop floor takes punishment: hot tyres, oil drips, dropped tools and dust. The right finish depends on how you use the space.

The options

Finish Best for Strengths Watch out for
Sealed concrete Budget, light use Low cost, quick Stains, dusts over time
Epoxy coating Home garages, workshops Hard, chemical resistant, easy to clean Can yellow in sunlight; needs good prep
Polyurethane top coat Areas with UV or abrasion UV-stable, tough, flexible Usually over an epoxy base
Self-levelling resin Showrooms, light industry Seamless, very flat, decorative Higher cost
Resin stone carpet Covered parking, entrances Textured, non-slip, decorative Not for workshops with heavy spills

Preparation decides the result

Most failed garage floors failed because of what happened before the coating went down:

  1. Mechanical preparation. Grinding or shot-blasting opens the concrete surface so the coating can bond. Acid washing alone is not enough.
  2. Repairs. Cracks and holes are filled and levelled.
  3. Moisture test. Moisture rising through a slab on the ground can push coatings off. We test before we coat.
  4. Primer. Seals the concrete and anchors the system.

Slip resistance

Smooth gloss coatings are slippery when wet or oily. For garages that get wet from rain-soaked cars, we add an anti-slip aggregate to the top coat.

Colour and finish

Light grey is the most popular: it brightens the space and hides dust. Decorative flakes hide marks even better and give a speckled, terrazzo-like look.

How long does it last?

A properly prepared, high-build system in a domestic garage lasts many years. Thin paint-on "garage floor paints" sold in hardware stores are a different product and wear much faster.

Frequently asked questions

Why do some garage coatings peel?

Usually poor surface preparation or moisture coming up through the slab. Grinding the concrete and testing moisture before coating prevents most failures.

What is hot tyre pick-up?

Hot tyres can soften and lift weak coatings, leaving tyre-shaped patches. Properly bonded, high-build systems resist it.

Can I park on a new coating quickly?

Foot traffic is often possible within a day, but vehicles need longer. Follow the full cure time of the system used.
